With the devaluation of commercial properties precipitated by the global financial crisis , it is easy to dismiss unlisted property trusts as an investment not integral to a well diversified portfolio. However, regardless of market conditions, basic principles of portfolio construction still hold, even in the tough times. That is, a well diversified portfolio should include investments which provide a solid return as well as contributing to decrease the overall risk of the portfolio. This paper argues that unlisted property has and can still provide a solid return through income and capital growth, as well as providing the desired risk reduction benefits crucial to a well diversified portfolio.
